Subdivision

Northland Surveying and Consulting can subdivide your property, from a conceptual level up to the recording of a final plat. A subdivision may involve one or more of the following actions:


Divide a tract of land into smaller parcels, or lots
Adjust the lot lines of existing subdivided land ("replat")
Vacate lot lines, easements, and/or a public right-of-way

 

We will walk you through all local and state processes in order to expedite your desire to subdivide.

 

Mortgage Location Survey

Also refered to as a "Plot Plan" or "As-Built Survey", we can provide mortgage inspections to satisfy lenders and or title insurance companies. We accurately depict all improvements on your property to the required standards. Any encroachments to or from adjoining properties will be depicted.

 

Elevation Certificate

This is required for obtaining flood insurance. According to the Federal Emergency Management Agency (FEMA), 1 of 4 cases of loss due to flooding occurs in low to moderate risk flood zones.

 

LOMA/LOMR-F

FEMA publishes the FLOOR INSURANCE RATE MAPs (FIRMs) to show the areas in a community that are subject to flooding. But, occasionally property outside of a Special Flood Hazard Area (SFHA) may be inadvertently included within one. A Letter of Map Amendment (LOMA) can remedy this problem. In other instances, earthen fill may have been placed during construction, thereby elevating a small area within a SFHA to an elevation at or above the Base Flood Elevation (BFE). A LOMR-F can remedy this situation. In either case, the savings in flood insurance can be significant. RCH Surveys uses an expedited process whenever possible for LOMA submittal, referred to as an eLOMA.

 

ALTA/ACSM Survey

We can provide the survey product required to a title company and or lender for issuing American Land Title Association or Extended Coverage Title Insurance. We can include more than the minimum ALTA/ACSM standards to meet your particular needs.
